Standard House Specifications

1. Structural Guarantee
Cronin Homes are registered with HomeBond which gives a ten year structural guarantee. All our timber frame homes carry a manufacturer’s warranty.

2. Building Regulations
Cronin Homes build each structure to comply with current Building Regulations

3. Site Clearance
Topsoil is cleared and stored on site & a stone driveway is provided for building purposes

4. Foundations
Foundations are constructed as determined by Building Regulations. 27" deadwork, radon barrier, radon sump & high density floor insulation

5. External Services
Ducting will be provided for services i.e. ESB, Eircom, water, oil & gas.

6. Footpaths
One meter wide footpaths surrounding dwelling.

7. Windows
White upvc double glazed window and doors (teak front door)

8. Ventilation
Habitable rooms, soffit and roof space ventilated as required by building regulations

9. External Walls
Smooth plaster finish to exterior walls (stonework if desired)

10. Internal Walls
Interior skin coat plaster finish over half an inch of plaster board screwed (not nailed) to stud walls and ceiling

11. Electrical
Electrical specifications include three double sockets in each main room and bedrooms, ceiling lights, alarm wiring, attic light, outside lights, smoke detectors, heating controls, fuse box, external socket, TV and phone points etc. PC sum allowance on electrics given on each house to suit clients needs

12. Drainage & Sewerage
All pipe work associated with water and sewerage will be provided i.e. access junctions, inspection chambers and manholes. Sept tank and soak-ways included

13. Roof
Roof constructed in accordance to Building Regulations. Black fibre cement slate or tile 2" by 1.5" battens on protect A1 felt with roof vents

14. Facia & Soffit
White upvc facia, soffit, gutters & downpipes

15. Timber-Frame
The frame will consist of 150mm outer walls and 100mm interior walls, 225mm floor joists & OSB plywood on first floor.
All stud partitions and floor joists at 400mm centres

16. Insulation
Outstanding standard of insulation in floors, walls and ceilings to meet new regulations. Internal acoustic sound proofing insulation also provided

14. Window Boards
Teak or MDF window boards

15. Internal Doors
Six panel red deal solid doors as standard (or equal)

16. Stairs
Red deal stairs and hand railing (or equal)

17. Skirting and Architrave
Six inch molded red deal skirting and three inch moulded red deal architrave (or equal)

18. Planning Applications
We include all planning applications, site visit with client, meet with planners, house layout to suit site, all engineer drawings and consultations, all planning fees, client kept up to date on all stages of planning application

19. Amendments
Changes can be made to any house plans to suit the clients needs or if the client wishes to draw up a new plan or their own, we can cater for any house design
